Job Description: Property Manager

SUMMARY: This position is primarily responsible for effectively managing and coordinating people, activities and available resources in order to maximize the successful operation of the building. The Property Manager will partner with Leadership on

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Core duties and responsibilities include the following. Other duties may be assigned.
  • Initiates and manages all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
  • Physically walks and inspects property regularly.
  • Completes move-in/move-out inspections with tenants.
  • Follows through on resident problems to satisfactory resolution and communicate problems to any necessary party to facilitate resolution.
  • Creates a clear realistic vision for the property and effectively communicate expectations and a direction to the team members.
  • Keeps abreast of industry, market, and seasonal trends to plan strategies to meet operational goals.
  • Holds regular department meetings to communicate goals, progress toward goals, expectations and identify actions to achieve objectives.
  • Monitors individual team member performance and provide timely and constructive feedback.

EDUCATION AND/OR EXPERIENCE: Bachelor’s degree (B. A.) from four-year college or university, plus 5 to 7 years related experience and/or training; or equivalent combination of education and experience.

Job Type: Full-time

Pay: $45,000.00 – $60,000.00 per year

Job Title: Property Accountant

  • Completes monthly and quarterly reporting packages and prepares reporting packages for distribution within established deadlines.
  • Reconciles all bank accounts associated with each property in the assigned portfolio on a monthly basis.
  • Responsible for cash management of each property on a daily basis.
  • Prepares and enters all journal entries necessary to maintain balance sheet and income statement accounts to accurately reflect financial activity and balances.
  • Prepares workpapers for annual audit by outside auditors.
  • Assists with the preparation of annual budgets for all properties in the assigned portfolio.
  • Maintains debt service schedules and verifies all debt service and reserve and escrow payments are made as required.
  • Completes periodic site visits and reports in accordance with company policy.
  • Performs other accounting tasks as assigned.

Qualifications:

  • Bachelor’s degree in Accounting required
  • 2 years’ experience in general accounting required.
  • Requires valid driver’s license, insured vehicle and ability to travel (properties, offices, agencies, etc.)
